WHY DECONTAMINATE A PROPERTY?

The contamination doesn't clear on its own

Methamphetamine residue is not like dirt or odour. It settles onto walls, ceilings, curtains, carpet and inside cabinetry, and it stays there — through repainting, through carpet cleaning, and through years of a property standing empty. Normal cleaning moves it around rather than removing it. Anyone who lives in the property afterwards is living with whatever was left behind.

Contamination is almost always left by a previous occupant. The next family through the door inherits it, and small children are the most exposed — they spend more time on the floor, put their hands in their mouths, and take in more relative to their body size. For a whānau moving into what they thought was a fresh start, that matters.

Decontamination ends the uncertainty

Once a property has been properly decontaminated and independently retested, you have a documented result you can show a tenant, a buyer, an insurer or a property manager. That paperwork is often worth as much as the clean itself. It's the difference between "we think it's fine" and being able to prove it.

If any area in your property is testing above this level, decontamination is legally required.  A qualified professional must confirm clearance after decontamination.

UNINHABITABLE THRESHOLD

30 µg/100cm2

At this level and above, the property is deemed uninhabitable.  Landlords and tenants have the option to end the tenancy quickly. Professional testing and decontamination is lawfully required.
